What You'll Do

• Conduct detailed underwriting of investment properties, determining monthly rental rates, property values, and necessary capital investments.

• Evaluate and refine underwriting assumptions for potential real estate investments.

• Utilize advanced Excel skills to construct and interpret financial models, including DCF, IRR, Cap Rates, NPV, and YoC.

• Perform comprehensive real estate market analyses.

• Monitor economic and performance indicators for new acquisitions.

• Execute market surveys and other relevant analyses.

• Provide timely data interpretation to facilitate informed recommendations.

• Assess existing investments and prepare detailed reports on investment activities.

• Contribute to the due diligence process of investments.

• Identify and recommend enhancements to investment and management processes.

• Daily monitoring and evaluation of financial and operational results.

• Regularly maintain and adjust listing rents based on current market conditions.

• Track the progress of all acquisition channels.

• Participate in Regional Investment and Operations calls as required.

• Complete projects assigned by the SVP of Investments and perform other related tasks.

Who We're Looking For

• Bachelor's degree in Finance, Real Estate, Business, Economics, Mathematics, or a related field.

• Preferred background in quantitative degrees or coursework.

• 2-5 years of financial modeling experience, ideally in real estate.

• MBA is a plus but not mandatory.

• Must have a valid driver's license and automobile insurance.

• Familiarity with federal fair housing laws and relevant local provisions.

• Proficiency in MS Office, especially Excel.

• Exceptional analytical skills with a curious mindset.

• Strong organizational abilities and ability to handle multiple deadlines.

• Ability to maintain confidentiality.

• Professional written and verbal communication skills.

• Outstanding interpersonal skills with an ability to collaborate effectively with others.

• Self-motivated with a sense of ownership over assigned tasks.

• Technical proficiency with personal computers and accounting software.

• Experience in advanced math and accounting functions.

• Capability in cash forecasting, planning, and management.

• Ability to read and understand financial statements.

• Strong team-oriented approach.

• Experience facilitating presentations or speaking before large groups.

• Strong skills in organization and time management.

• Adept at analyzing and solving problems.

• Capacity to multi-task and effectively set and meet goals.

• Familiarity with local market dynamics.

Salary Range: $46,050.00 - $79,820.00

Compensation and Benefits: We offer attractive compensation and benefits including health, dental, vision, and life insurance, along with long-term and short-term disability coverage.
