WHO YOU'LL WORK WITH
The GPS Real Estate team is responsible for strategic management of an existing Non-Retail Global Real Estate portfolio consisting of offices, showrooms, warehouses, distribution center, brand/event locations and others.
The Senior Professional, GPS Lease Administration will report to the GPS Global Real Estate Director. This individual will work with legal, accounting, finance, operations, facilities, location, business, brand affiliates, and more while also partnering externally with lease administration partners, landlords, property managers and auditors.
WHO WE ARE LOOKING FOR
We are looking for a Lease Administration Professional to lead the day-to-day management and optimization of lease administration for Nike’s portfolio of 250 leased and owned workplace, supply chain, manufacturing and specialty non-retail spaces.
With an innovative and strategic approach, this person will be a key partner in developing and implementing the real estate plan for the Nike Non-retail portfolio. The role will centrally lead the real estate and lease administration process globally, overseeing external lease administration partners and ensuring the integrity of Nike’s lease data and accuracy of key dates and deliverables.
We are looking for an individual with deep experience in advising real estate lease management tools and portfolio management strategies, portfolio growth and driving efficiencies. This role informs strategy and performs operational functions for Nike's investment in non-retail real estate.
The candidate will bring:
Bachelor’s degree or equivalent combination of education, experience or training
A minimum of 3 years directly relevant work experience
Five plus years preferred experience in lease negotiation, and ability to manage renegotiation strategy toward optimized portfolio outcome
At least two (2) years’ experience directing other managers in an external partner setting and designing new operational processes for real estate lease management
Quantitative Background: Proven ability to synthesize data and conduct analysis related to consumers, industries, and competitors.
Problem-solver: Ability to creatively navigate and break down challenges to find successful solutions.
Relationship-focused: Experience in building relationships and interacting with all levels of leadership, both internally and externally.
Project Leadership: Ability to effectively scope, implement projects, and lead cross-functional teams5.
Cultural Intelligence: Proven success in working across different global customs and belief systems, adapting global business strategies, building cultural awareness, and engaging cultural humility
Ability to travel domestically and internationally, on occasion (estimated 5% of the time)
WHAT YOU'LL WORK ON
In this role, you will provide real estate portfolio leadership, market insights and lease terms discussions to deliver accretive investments, divestitures and lease savings to optimize the Nike Non-Retail Real Estate Portfolio. You will also work with business peers and external partners across real estate, location, construction, finance, legal, control, operations and other location related units to drive process excellence, data integrity and portfolio management.
Other activities include:
Provide recommendations on lease administration and real estate operations to function managers.
Manage and optimize fleet analyses and develop business planning/budget process (opex and capex) for the portfolio of existing leases.
Support real estate transaction management globally as an end-to-end process.
Create a multi-year road map, build financial analysis, and lead Business Case preparation, coordination with key partners, and review of recommendations or results.
Handle lease administration of the portfolio with critical data tracking, lease audits, and documentation management.
Oversee all lease administration activities including rent pay, audits, lease interpretation, accounting, lease (re)negotiation and renewals, and budget planning.
