Job Title: Asset Manager Location: Dallas, Texas Position Overview Our client, a privately held real estate investment and management firm, is seeking a strategic and results-driven Asset Manager to oversee the financial and operational performance of a portfolio of four Class A office properties in the Dallas area. This role is ideal for a highly analytical and proactive professional who can drive asset value, manage investment strategy, and collaborate with key stakeholders to achieve long-term property and portfolio goals. Compensation This position offers a competitive base salary of up to $200,000, along with a performance-based bonus structure tied to both asset performance and portfolio growth. Key Responsibilities Asset Strategy & Portfolio Oversight Develop and execute strategic business plans for four office buildings, aligning with ownership's investment goals and performance benchmarks. Monitor asset-level performance metrics, including leasing velocity, tenant retention, NOI, and IRR. Financial Performance & Reporting Oversee budgeting, forecasting, and financial modeling for each property. Prepare quarterly and annual investor reports, identifying key performance trends and recommending actionable strategies. Leasing & Market Positioning Collaborate with leasing teams to develop and execute strategies that enhance occupancy and drive rental growth. Stay current on Dallas market dynamics, competitive properties, and economic trends impacting office demand. Capital Improvements & Value Enhancement Manage capital planning and execution, including tenant improvements and building system upgrades. Identify and implement operational efficiencies that reduce costs and improve long-term asset performance. Stakeholder & Partner Engagement Act as the primary point of contact for ownership groups, investors, lenders, and internal leadership. Support investor communications and facilitate lender compliance and reporting when necessary. Transaction Support Participate in acquisitions and dispositions by conducting due diligence, financial analysis, and underwriting. Provide market and asset insights that support investment committee decisions. Qualifications Experience: 7–10+ years in asset management or related commercial real estate functions, with significant exposure to office properties. Financial Acumen: Advanced proficiency in financial modeling, investment analysis, and asset valuation. Strategic Thinker: Ability to craft and execute business plans that reflect both micro and macroeconomic influences. Market Insight: Knowledge of the Dallas office market and a network of local broker and vendor relationships is highly preferred. Communication: Skilled at conveying complex financial and operational insights to both technical and non-technical stakeholders. Technology: Experience with tools like Argus, Excel, and Yardi or similar platforms. Compensation & Benefits Base Salary: Up to $200,000 (based on experience).
